That's a long run of the same basic garage construction: unheated, attached, single stud wall between the door and the house, built for a climate that was already rated cold-severe before anyone worried about R-values. The Problem

The other pattern specific to this housing stock is track misalignment from foundation settling. Homes built in the 60s through 80s around here have had forty-plus years to shift, even a little, and a track that was plumb in 1975 often isn't now. That shows up as a door that binds partway up, or rollers that jump the track on cold mornings when everything's stiffer and less tolerant of a quarter-inch of misalignment. Neither of these is a defect in the door. It's the combination of original-spec hardware, decades of settling, and a climate that doesn't give worn parts any slack.

When It Stops Being a DIY Job

Spring is track and roller season - the freeze-thaw cycle works screws loose and nudges alignment on houses with any foundation movement, which is most of the stock built before the 1990s. Summer is the easy stretch, but it's also when a lot of owners notice a door that's been struggling all winter and finally look into it. Fall is the one window to get ahead of it: lubricate hinges and rollers, check the spring for rust or gaps in the coils, and tighten hardware before the cold sets back in. We can't promise a fall check-up prevents every winter failure - a 40-year-old spring is going to fail on its own schedule regardless - but it catches the track and roller issues before they turn into a jammed door on the coldest morning of the year.
